Benn's Grant
Benn’s Grant is a traditional neighborhood proposed to include a mix of housing types, office space, retail and neighborhood services as well as open greens and an activity center. Benn’s Grant gives its residents the ability to work, shop, live and play without ever getting into their car. Benn’s Grant is proposed to be a pedestrian friendly neighborhood that combines shopping, services, employment, entertainment and living all within one community.
The Master Plan for Benn’s Grant was created with input from the community and mindfulness of the county’s Comprehensive Plan and Road Map for Growth. The resulting Master Plan is a traditional neighborhood with high quality architecture and significant public open spaces. The intent of this is to reflect the local historic and rural vernacular of Isle of Wight County, specifically St. Luke’s Historic District. The plan gives consideration to regional transportation, buffering for adjacent properties, and addresses the environment by preserving wetlands and existing lakes.

- Illustrative Graphics
- Entry Feature Design
- Coordination with Traffic Engineers, Fiscal Impact Consultants, Civil Engineers, Commercial Developers, and local government agencies.
