Bryan's Cove
Land Planning Solutions successfully worked to rezone 144 acres of land located in Chesapeake, Virginia as a Planned Unit Development (PUD) consisting of 615 residential units along with a marina area and retail facility. Located just off of the Southern Branch of the Elizabeth River, the development aims to capitalize on a unique, deep-water cove that extends into the property. Here, a proposed marina would allow for public access to water dependent activities such as fishing and boating as well as opportunities for a dining establishment and small retailers. Residents of Bryan’s Cove will enjoy picturesque views across Deep Creek and the Intracoastal Waterway. Walkers and joggers will be able to appreciate the natural beauty of the area via a sprawling boardwalk and trail system that winds through the conservation areas.

The team at LPS worked together to rezone this project from General Industrial District zoning to a PUD. A vast amount of ecologically sensitive areas were preserved while providing amenities to help the community enjoy those areas and take advantage of the City’s waterfront resources. Special attention was given to the areas in Bryan’s Cove nearest the Waterway and wetlands so that proper development practices would be carried out with minimal disturbance. LPS worked closely with the City and the adjacent community on proffers that provided a win-win solution for all parties involved.
