High Cotton
High Cotton is proposed as a 101 acre Mixed Use development with 252 apartment units, a 5 acre Assisted Living site, and 33 acres of commercial outparcels.
Special attention was paid to preserve the existing wetlands and to provide multiple recreation opportunities from jogging to biking and fishing. An on site stocked pond will be available to High Cotton residents as well as local Moyock neighbors. The proposed Multi-Family site allows for empty nesters, both young and old, to find a quality home they can afford in a community they love.
During the course of the project, LPS was responsible for:
- Land Planning
- Special Use Permit Application
- Graphics and renderings to support SUP application
- Representation at Planning Commissions
- Preliminary Engineering
- Subdivision Plans
- Logo Design
By creating a well designed plan and preparing all necessary supporting illustrations and presentations, Land Planning Solutions was able to gain approval for a special use permit to provide Multi Family Dwellings in Currituck County. Through coordination with the county and the client, as well as the design of high quality buildings and opens spaces, LPS was able to overcome the stigma that multi-family developments held in the county.
