Monarch Bank is a commercial development located at Hanbury Road and South Battlefield Boulevard in Chesapeake, Virginia. The projects consisted of a 6 acre Monarch Center Commercial Subdivision and a site plan for the 13,000 s.f., two story bank/office building.![]()
During the course of the project, LPS was responsible for:
- Land Planning
- Rezoning of Monarch Center Commercial Subdivision
- Conditional use permits
- Illustrative Graphics
- Site & Subdivision Plans
- Stormwater management facility design
- Offsite Road & Drainage improvements
- Construction Administration Including: - Bid Reviews
- Site Visits & Inspections
- Coordination with Adjacent Property Owners
- As Built Drawings
LPS successfully rezoned the subdivision and obtained the required conditional use permit that allowed us to proceed through the engineering phases. Offsite drainage easements, temprorary construction easements, and private utility easements were all obtained during the course of the design. LPS worked closely with adjacent property owners on a tree restoration and buffer plan, as well as coordinating with Geotechnical engineers to quickly resolve unsuitable material issues to avoid costly time delays.
