Stockbridge at Tanglewood
Stockbridge at Tanglewood is a 212 acre mixed-use development consisting of 425 single family lots, a 21 lot commercial subdivision, and a 14 acre multi-family parcel. The site sits along Halstead Boulevard, a major entry corridor to Elizabeth City. The Mixed Use design capitalizes on its location by providing retail sites along Halstead Boulevard and transitional uses set up in a Main Street fashion. A variety of affordable Single Family homes and condomniums are designed around town greens and large ponds.

During the course of the project, LPS was responsible for:
- Land Planning
- Rezoning
- Annexation of property into Elizabeth City Boundaries
- Master Stormwater Management Plan
- Master Utility Plan
- Subdivision Plans
- Stormwater Management Design
- Pump Station Design
- Entry Feature Design
Land Planning Solutions was instrumental in guiding the property through the process of rezoning, as well as annexation into Elizabeth City. LPS was then hired to prepare the subdivision plans for the property. A specific challenge included preparing a model of the existing and proposed sanitary pump stations in the area to determine the existing capacity as the city did not have an adequate model addressing all of the new development that had been planned in the area. LPS also successfully coordinated with the county’s engineers to prepare a model of the water network that would work with the county’s proposed reverse osmosis treatment plant.
